Ground has broken on a brand new, 36,000 square feet, multi-tenant, Class “A” flex industrial building at 150 Downs Drive in Welland, the city’s most recent and sixth city-owned industrial park.
City staff and the development team were on site in early November to celebrate the occasion.
The building is optimally located seconds from the Woodlawn Road exit off Highway 406. Units range from 1,500 SF up to 24,000 SF and are competitively priced. All units offer 24-foot-high clear ceiling spans, 12’ x 14’ grade-level ship door(s), and natural and LED light.
“This area of the city continues to see significant growth and expansion,” said Lina DeChellis, manager of economic development. “The potential uses of this facility will attract businesses and operations that benefit the City of Welland and its residents.”
The building is designed with flex industrial clients in mind, offering options such as drive-in/drive-out capacity, truck dock doors, and various unit sizes and layouts. In addition, the new and exciting development is situated close to commercial amenities such as Canadian Tire, Walmart, and Rona.
Zoned as a Gateway Economic Centre, the building has many permitted uses. The facility holds 95 parking spaces and offers pylon and façade signage treatment providing excellent tenant exposure.
“We are excited to bring this new development to Welland,” said Greg Chew, Colliers. “From the start, our goal was to design a building with a complete focus on tenant needs in the market. Every aspect of the design was tenant driven, from ceiling height to natural light, flexibility for unit sizes, configurations and multiple overhead door options. Steel is going up in December, and we will be turning units over to tenants in early spring 2023.”
